How much is a Complete House with everything?

I want to make sure I have enough. I have about 20,000 Septims. If it is not enough I will do more Small Jobs for Delvin and Vex

From what I read you need to find a lot of the material yourself you can't actually buy everything. Secondly 20,000 septims wouldn't even cover a few of the base game houses.

well if you get most of the materials yourself that should be enough however you will need alot of iron ingots ....possibly a hundred or more ...near your house there is deposits of clay and stone so you dont need to buy it so dont waste your money on it like i did..the only thing you really need to buy is lumber which is pretty expensive you get 20 for 200 gold. so if you only spend money on lumber you can get away with only spending 1k to build the house and you also get your smithing skill up since you have to make nails and all that. as for the inside....i bought everything from my steward since it can get even more expensive if you buy everything and make it yourself....it can be free if you go raiding village houses but it takes way to long. so to finish upgradeing your house to 100% you will prolly use the rest of your 20,000. i had over 30,000 when i made my first house and i ended up buying all the materials and all my money was gone before i was done. so my advice mine rock and clay...they are unlimited and never go away ...leave your guy mineing for a bit go use the bathroom and when you get back you will have a hundred or more

btw dont waste money on the bard its 1,500 that you can save for something else ...they get annoying they have 3 songs that they always play. if you wanna hear the songs just go to the local bar and ask the bard there .....i got annoyed and then told my bard to go home cuz i didnt want her there anymore (yes there is an option) but u dont get your money back....my bard refused to leave so i ended up killing her and mounting her in my trophy room (not sixualy) .......even tho she was naked XD

Yeah, you probably have enough... you really don't need glass, you need some straw, other things you need are right by your home (Stone and clay)


Only thing you need to buy is sawn logs 20 for 200 gold. 200-300 should be enough.

thats right lol you can get all the glitches your heart desires XD ....hopefully u get the one i have (when my wife is in bed you cant interact with her at all you cant even pick pocket her XD she lays there like shes dead)

I have no idea what you guys are all saying, I started with around 60-65k and when I finished with all house attachments and upgrades and all wings added on and most of my rooms furnished, I still have around 45-50k

I'd say to fully build your house takes 15-20k (or 25-30k if you want to fully furnish everything)

yeah man that should be perfect amount ...but like i said on my first post dont waste your money on clay and rock ..its right next to your house and its unlimited so just get as much as you need and use it ....dont buy it from your steward he/she is jewing you im sure thats were they get it anyways >.>

You can get logs for free too. You just have to do the Morthal vampire quest and then the mill owner there (forgot name) will let you get your own logs for free if you just ask. They get shipped to your house's lumber pile. I think it is 20 logs for one use! Lots of money saved.

wow i didnt even know that...i know i went to a few towns and asked them if i can get my own logs but they said no so i assumed it was just a lil extra to make the world more interactive ...but thanks man to bad my houses are already built XD

I made some calculations yesterday, based on information from here: http://elderscrolls.wikia.com/wiki/Steward_%28Hearthfire%29 (how much you pay your stuart for furshishings) and here: http://elderscrolls.wikia.com/wiki/Hearthfire_Homes_-_Material_Requirements (how much of what is needed to construct building section) for a house with an enchanter's tower, a trophy room and library, built by the player with the assumption that you mine your own stone and clay and furnished by the stweard, without any exterior additions. What came out was actually only a little over 12 thousand gold. Together with the exterior things, animals, bard and carriage guy, you should fit under 20 k.

I built one home fully furnished, every option it gave me, for about 25k. This was lakeview manor, used the bedroom, storage, armory wings, and I purchased everything except for a few of the parts needed for the damn animal plaques.

You can get logs for free at a lot of places. The guy in Riverwood didn't want at first, but then I just chopped normal firewood, sold it to him, asked again, and then he said yes. It's like if you sell him firewood he becomes your friend and then allows you to use the mill for free (10 logs per time you activate the mill). The exact same thing worked at Mixwater Mill (south of Windhelm). Haven't tried others.

If you gather the materials yourself, you can build and fully furnish your house for around 10,000 septims, including the extra stuff like animals, bards, and carriage drivers. You'll only need to purchase straw and glass if I'm remembering correctly, which are both pretty cheap.

Agreed with the cost-saving, especially logs! I had about 10k Septims and built Lakeview with change left over. I only had to buy glass and straw. The most tedious part of the house building project was obtaining the iron ore. My goodness, does this house require a ton of ore (or several tons ;)).

Still, worth the effort. Tonight, I'm going to start all over again and build a new house. I'm trying all the different options to see which one I really want. :D

There is a clay quarry to the left of the workbench. You need a pick to use it.

I didn't use actual money except to buy Sawn Logs.

Other than that, my costs (as well as to fully furnish one house) ran close to this:

120+ Iron Ingots (for hinges, Iron Fittings, Nails, and the Ingots themselves for making Locks and Lampstands)
20 or so Locks (Corrundum Ingot + Iron ingot)
25+ Goat horns
Glass = Negligible (10 or so)
Straw = Negligible (again, 10 or so)
200 - 250 Sawn Logs
80 or so Quarried Stone

If I were to put all of this into a monetary number... I'd say around 30-35k Gold to fund everything.

Disclaimer: I didn't keep notes on what I spent or what I fabricated at a Blacksmith's Anvil, this is my best guess-timation based on what I remember as I built the Manor.
