Steward Question

I have a small house built, but i get no option to hire a follower as a Steward. Can anyone assist? Thank you.

Some followers cannot be hired as stewards. Thishttp://uesp.net/wiki/Skyrim:Followers lists all followers in the game and indicates whether or not they can be hired as stewards.

Also, you have to bring an eligible follower to your house before the hire as steward dialog is triggered.

It's based on the voice used. Probably no unique voiced followers and it appears that no elven followers have the correct dialogue. My stewards are not vanilla followers (2 are vanilla NPCs but not followers originally, and one is a custom NPC) so it's not a fixed list that you have to choose from. My 3 use "female commanding" (same as Aela), "female sultry," and "female young eager" for voices. I'm playing a vampire and my Morthal steward is Alva and my Falkreath steward is Hert. No suitable vampire around Dawnstar (too bad Babette wouldn't work), so I created a new Dark Brotherhood vampire to fill the role.

I figured it out. Lydia is now my Steward. The only other problems that I have is getting the young Orphan girl that I adopted in Whiterun when I purchased the Breeze Home. There is no option in the dialogue to get the girl to move to the home I just built. Is there a way to reset her adoption that you know of?!?

You're going to have to build the main hall expansion on your new house, and then at least one extra single bed and a dresser, before she can move into the house. She's got to have a place to sleep and keep her things before she can move in.

The house is entirely finished with a double bed and three or four twin beds. But there is still no dialogue option with the Orphan.
