Problem Linking External to Internal Locations

I am having trouble linking an exterior and interior door pair for transport. After I creat the doors, I select one and check its teleport box, selecting click on destination in render window. Then I navigate to the target and choose the paired door. I get the two yellow markers and can jump correctly between the locations.

Everything looks great until I test in game. Transport from the interior works fine (when close to the door, I see the notation "Open Skyrim") and the transport is a thing of beauty when I click on the door. However, when I look at the external door, I see "Open Marker Storage Unit". Sure enough, when I select the door, instead of going to the intended cell, I am transporded into a black void; fortunately, I see my door and can get back to the external location correctly, as if I was coming from my interior cell.

I've tried to duplicate the original doors and starting the link from either direction with no luck.

Any hints are appreciated.
