Buying Hearthfire + Dragonborn, mistake?

I'm curious as I have no idea if there is any nice houses in Dragonborn DLC.
Plus I guess the houses in Hearthfire isn't really nearby anything that is about Dragonborn DLC?

By the way, is Dragonborn DLC a good expansion compare to the one with vampires, etc?

I would say yes to Dragonborn being the best dlc so far. I also love Hearthfire, cause there is no house in Skyrim or in Dragonborn that compares to the houses you get to build in Hearthfire.
