Silver-Blood Inn proving impossible to mod!

I am at my wits end... truly!

I'm trying to make a simple mod to improve the inns in the cities - adding a couple of extra rooms, nothing too ambitious. Riften, Solitude, Whiterun, Windhelm... all fine.

... but not the Silver-Bloody Inn in Markarth. Every time I make a change - add a new piece of architecture - it does not display properly in game. All you see is the void.
Until you stand on the new piece of architecture - then you can see the piece fine, however the area you came from is now the void. It seems unable to display the new and the old together.
I have never had this problem before and cannot for the life of me figure out what is causing it. Anybody else experienced this?

I'm running the latest patch with SKSE. Testing is done from a save with Skyrim.esm, Update.esm and Arthmoor's Alternate Start mod. Any help or advice will be much appreciated!

Looks like you haven't modified the room bounds.
