Problems with MQ, Please check my mod list : V

I already posted about this in the USKP thread which turned out to have nothing to do with my prob! So I started a new thread to not further spam the USKP thread.

The problem is that I can't advance in the quest The Horn of Jurgen Windcaller. I am supposed to rent the "attic" room from Delphine in Riverwood and the quest marker points in the right direction/to Delphine, but she doesn't give the dialog option to ask for the attic room, only the normal room option is available. I already invested 100h in this char and would hate to lose her.

Could you guys please have a look at my mod list and tell me if there is something pointing to my problem? (BOSS ordered and cleaned where BOSS suggested it, I also cleaned Update.esm as described here http://www.creationkit.com/TES5Edit_Cleaning_Guide_-_TES5Edit)

If it's a vanilla bug, is there anything I can do to repair the quest or start the next MQ stage?
