Guild Housing and "Phasing"!

I have two ideas that I would like to gauge with the players of this forum.

If these ideas were already brought up I apologize profusly and ask that links of the threads in questions be posted so I may bring this content there.

Lastly I apologize in advance because I wall text (sorry :( )

1: Phasing. One of the issues I've heard brought up a few times is as follows. The palyer gets really into what they are doing immerssion wise. They've figured out how to utilize what they've been given in a way that works for them. They have become death incarnate killing machines that from sneak get the best of their unaware opponents and send them to the void. While approaching a group of enemies from sneak (which is slower than normal run speed) another player walks in. A giant knight with a two hand sword rushes in, kills everything the player needed to kill. Then rushes off.

One of the great things of Elder scrolls is it's a you make it your kind of story kind of game. Were you the brave knight that valiantly charged into the fray sword drawn? Or the sneaky assassin who picked off his foes one at a time with a bow. An mmo with millions of players statically working through the world kills that.

Three possible solutions I see to this issue are as follows.

A) Offer single player phasing as an option or button. This will not affect loot or economy really because everything's phased to individual players anyways loot wise.

B) Make sneak fast or faster than not sneak, maybe through passive talents in sneak later in it's progression. Problematic since this would unbalance pvp but it could also be argued acceptable since sneak perpetually drains stamina unlike other elder scroll games.

C) Limited phasing. Maybe phase tops of only 50 or 100 or 200 people to a zone (for 1-50 quest progression). Allowing for there to be a substantial community to draw from for group content should you need it. Allows other players to inhabit the world you quest in. But not so many that with every major quest hug you see like 5 people waiting on a respawn.

2) GUILD HOUSING!

I would love to have a guild house. Heck maybe even as much as guild player towns would be cool. One phased from the rest of the world. With the ability to go between any of the guild's your in's phasing to visit other player's housing. Aside from gold sinks like decorations you can make special trophies and decor available based on the achievement system. The primary need for housing though is a stand or store(s) for the guild bank/shop.
