There was a mod for Oblivion that I always thought was a very good idea. I beleive it was called "claim that interior". It reset the current cell ownership to the pc and removed all respawns. In truth spent more time chasing the perfect load order than playing at the end of my time in oblibion so never got to use, I just seemed like an amazing idea. Not sure of the difficulty of this, but just a thought.
