buying Hjerim

I'm in the property market, so to speak, and am thinking of buying Hjerim in Windhelm but reading the wiki I have found conflicting reports . . .


there is one page which states I must complete the whole civil war questline and another page saying I must complete "rescue from fort neugrad" or "the full civil war questline"

in addition I must complete the "blood on the ice" quest as well ~ that's fine

thing is not sure I want to do the civil war bit yet. see I'm not sure, as yet, to which side I want to be on.


QUESTION is this . . .


can I buy the house by only doing "blood on the ice" & "rescue from fort neugrad" ?

AND . . .


If I have to do the whole civil war [from the Windhelm perspective] how will it change the game ?
i.e. will other quest be changed ? ~ will certain quests no longer exist ? ~ how will npc reactions chang ?


Any ideas welcome

Just do Blood on the Ice and then talk to Jorlief. You may have to talk to Ulfric first, as he may say you can buy property in Windhelm. It's different if you do the civil war quests on the side of the Legion. I haven't done it that way, though. If you buy the house before taking sides, there's no change at all. Even Jorlief remains as steward.

You have to enter and exit Windhelm a total of four times to even start the quest (I have the strategy guide). I still haven't gotten it to start.

Okay, it will take me a minute to divulge, but here it is;
Thane of Eastmarch- House Hjerim
Part 1 - You must first befriend the Jarl
Part 1.2 - Begin "Blood on the Ice" by entering and exiting Windhelm 4 times then go speak to Jorlief, the Jarls Steward in the palace of the Kings. He will deputize you to start the investigation. Follow the prompts and conduct your investigation.
Part 2 - Talk to the Jarl and ask him if the people need help. Return to the Jarl once you have assisted 5 people by doing a small favor or side quest.
Part 3 - Purchase the house after completing all the above and the first thing you need to do is "Clean up that murderes mess" before you decorate it. If not, then you will be enchanting and making potions amid the slaughtered remains for all eternity.

I talked to Jorlief and Ulfric and had no option to buy Hjerim, so I was mistaken on the above post.

The quest wont start if you kill a certain person in Windhelm during the Dark Brotherhood QL.

If you're referring to starting "Blood on the Ice" then I known for a fact that's not true. I've completed that quest and I haven't even started the DB quest line yet.

make sure you go to the cemetary 1st and talk to the guard, follow what he/she says, then you go talk to Jorlief.

I've completed Blood On The Ice (both parts), helped tens of people of Eastmarch, and still don't have an option to buy Hjerim, not even after Season Unending of Main Quest. So apparently completion of Civil War (or at least being a Stormcloak) is a prerequisite to buy Hjerim.

You make no sense....

If you kill someone for a Dark Brotherhood Quest, the "Blood on the Ice" will not start!

You did it the other way around, which is possible but doing the Dark Brotherhood first will make this quest disable. So therefore, you proved nothing.

Unfortunatly not everyone that you "help" count's towards buying the houses. I lost count of the amount of ppl that I helped in the Rift to get Honeyside. I finally helped just the right ppl I guess.

I've never tried bying Hjerim so I couldn't say, I WILL try tomorrow though. I've already done blood on the ice, I haven't done the Civil war and have no intention with the char that did that quest. I'll have to help a couple ppl. But I'll get back and let ya know. ( my thief char )

As regards "helping the people of the Hold": this refers to various specific quests in each hold.... NOT doing the quests for bandit extermination that you can get from the steward or the innkeeper.

The strat guide says you must do a couple of stormcloak quests first before Ulfric will befriend you enough to offer it up. Taking Whiterun is one, and I believe taking Falkreath is the second.

I facilitated Ulfric's demise and the new jarl immediately offered Hjerim to me for my handiwork. Seemed pretty easy.

True, but doing various misc quests throughout the entire hold (e.g. Darkwater Crossing) counts, even investing in shops and selling chopped wood to millers within the hold counts, even giving a gold piece to a beggar, as I accidentally discovered in Solitude. Thing is, I don't even get a dialogue option about buying the house and helping people. I've also completed both White Phial quests.
