Need some help with transparent textures

So I'm trying to mod a custom armor to my tastes, and can't get transparancies to work. I have PS CS4 /w nvidia dds plug in, Nifscope, and the creation kit.

My goal is pretty simple, just need to make some holes in a shirt. I found a tut, but some of the fields it says to edit arn't in the properties, and pretty much every texture part of the tuts are for paint shop pro. Any have step by step directions for a tut in Photoshop and goes a little more into detail on the fields that need editing in Nifscope? Or anyone know how to do it off the top of your head?

You need to add a http://niftools.sourceforge.net/doc/nif/NiAlphaProperty.html to the NiTriShape that has the transparent areas. (Right-click/Node/Attach Property)

The values of the flags refer to the http://www.opengl.org/wiki/Blending but usually you should fare fine with Nifskope's default value (237). The texture's alpha channel is then the grade of transparency.
