New safehouse.

Simple question. Is there a new safehouse in Honest Hearts and is it better than the Lucky 38?

No one hands you a key and goes "Here, you can live in this house, if you want!" but maybe the wiki has a list of places that are "safe" to leave you're loot in, and you can just use as a safe house.

All of the "father" caves have a campfire, reloading bench and a crafting bench IIRC. I use the fishing lodge for storage personally.

It takes quite some time to travel back and forth between Zion and the Mojave..It'd kind of break the immersion for me.
