Another "can't buy Falkreath land" post

I know this is a reoccurring topic, but this bug/problem seems to be very contingent on a lot of little details. Very early on, I became thane of all nine holds - Falkreath for certain, because I had run into Thane problems with it involving the dark brotherhood quests on another character. So with that cleared up, I had not anticipated even further dark brotherhood related issues so I killed off the housecarl. Now, I have no dialogue options with either jarl nor steward about anything regarding homes or land. I only have the generic conversion fillers. In fact, the jarl calls me a miserable wretch. I have no fetch radiant quests on my miscellaneous list - I do however have things like ask the companions for work, return to esbern, report Leifnars death to his family (bugged) investigate the bards college (Im already a bard so I don't know why this happened) and the like. Any input would be well appreciated, otherwise I will cry myself to sleep every night until this problem is addressed by Bethesda on behalf of the large community having the same problem.

I've already started crying, I have to revert back to a save and lose 92 hours. I really couldn't be bothered atm, thought I'd just throw $5 at Bethesda for fun.

As of right now, there's no way to fix it on the Xbox version itself, and I'm afraid it won't be patched

There is a solution though, but it takes some effort. What you have to do is transfer your save to the PC version, use the console to set the relationship rank of the Jarl to 2, and then it's fixed (at least for me). You'll need to have Skyrim (+ Dawnguard if you have it) on the PC. This requires save transferring (which is allowed and safe) but fixes the issue, for a DLC for which you paid 5 bucks after all.

Hit me up with a PM if you need a guide (or Google it), or if you need me to fix it on the PC (you'll have to send over your save file).

And Arice, best of luck fixing it! I hope we find another solution.

I don't think Dawnguard ever received a patch (correct me if I'm wrong though). And if the DLC mechanics work the same as they did in New Vegas, then it's not even possible to patch DLC (as confirmed by Chris Avellone). It might still be patched somehow though, perhaps because this issue lies with the Jarl's relationship ranking, which does not rely on Heathfire.

I’m also in the same boat. At first I thought I wasn’t able to purchase any of the plots of land because I received no letter from the steward, but, after a more in-depth perusal I was able to purchase land from the Jarl in Dawnstar, so I built a house blah blah blah, then I went to Morthal and before I had chance to speak with the Jarl’s steward some bloke introduced himself as housecarl. Anyway, after that I spoke with the steward and asked if I could buy a house and he said “play the best song in the world or I’ll eat your soul” not really, he said “sorry there’s no house available but there is a plot of land” so I bought the land and built my second house. Now Falkreath is a different story… I get no options from Jarl Siddgeir or his steward. There are NO radiant quests active. I'm level 81 with close to 600 hours... I really don't want to start from the beginning, I've grown quite close to my Nord friend Turok.

i went back to a different character
the one where i could not get the blood on the ice to start
so no windhelm house
ton of finished quests.. but still show up in my journal.. lol
with that character i bought all 3 plots

but on my latest character nada

ps
if you are able to buy land in that hold
the housecarls will be by the jarl, there waiting for you
so if no housecarl shows up.. you know you cannot get a plot

the dawnstar jarl sold me the plot

-Note that the starting quest for the Jarl to obtain a drink is a "radiant" quest that cannot be started if the Dragonborn is already on one of the following quests:
  • Getting the book The Mirror for captain Aldis in Solitude
  • Getting a Mammoth Tusk for Ysolda in Whiterun
  • Getting the book Song of the Alchemists for Lami in Morthal
  • Getting the book Night falls on Sentinel for Rustleif in Dawnstar
  • Getting an Amulet of Arkay for Torbjorn Shatter-Shield in Windhelm
You CANNOT become Thane if one of these quests are currently active. You must complete any and all of these quests in order to get the Jarl to give you the radiant quest to begin getting land. Once I finished all of these quests, I was given the right quests from the Jarl to purchase land. And it only took 12 hours to figure it out...

That was taken from another post. Check your misc. quests to see if any of those are in the list. If they are, do them and then do all the others listed and see if that fixes the problem. Another thing, the Dark Brotherhood has nothing to do with the Falkreath land. I'm the head of the assassin's guild and I had no problems getting the land, once I did all of those.

Those quests listed are part of the "Rare Gift" quests that need to be done for the Yarl to give you the option to buy land.

I will investigate when i get home! I think (pray) that i have the tusk quest for Ysolda in my queue.

By the look of these quests, it looks like they are count towards Thaneship in other holds. This might be something...I DO have a few misc quests (towards thaneship) in other Holds/ cities such as Solitude.

I have complieted the Civil war questline for the Imperials. I can't remember, but will the housecarl in Falkreath be at the Palace of the Kings in Windhelm where every ousted member of Stormcloak favoring leaders/ associates be?

I've mentioned it earlier, but I will clarify. I don't believe that I have a "rare gift" quest or anything of that sort, but just in case I'm overlooking something I will write down exactly what's in my quest log.

Has anyone tried replacing the Thane by joining the stormcloaks? I wanted to avoid doing all that but if it works, then I will.

  • Falkreath: Obtain the Jarl’s trust by doing the “Rare Gifts” favor and “Kill the Bandits Leader” favor
  • The Pale: Obtain the Jarl’s trust by doing the “Waking Nightmare” quest and “Kill the Giant” favor
  • Hjaalmarch: Obtain the Jarl’s trust by completing the “Laid to Rest” quest.

None of those are the quests in question. Did you do all the quests that I listed? Those are the "Rare Gifts" quests and they all need to be done before you can buy the land. I would suggest if you don't remember doing them, or can't remember, that you go back and check out each one and make sure that those quests are done.

If they are done than there is a massive bug somewhere that needs to get fixed.

Bethesda doesn't have a history of fixing bugs unless they are really critical.

Okay - Just found all quest givers of the "rare gift" variety and none give me any dialogue option for questing, and I also recall doing a quest for each regardless. I would check manually but my quest book doesn't go back far enough because it's littered with thieves guild radiant quests. So, back to square one. I don't think it'll ever work for this character at this rate, and while restarting would be a "fix" I can't fathom redoing everything. I'm a hardcoe perfectionist and have invested over 300 hours on my main :(

actually 1.7 patched something minor from dawnguard can't remember what but I remember reading in the changelog something from dawnguard was patched
