Jarl of Falkreath won't give me the land lot option

I've taken the Imperial side in the war, and I killed Helvard who is the bodyguard to the Jarl in Falkwreath. I'm guessing this has made me lose favor with the Jarl. I cannot get the option to buy the land lot from the Jarl. I've completed all prerequisite tasks including doing all bounty quests for the Falkwreath area. Also I did all bounties again after I downloaded the Hearthfire DLC. I've already bought and built the other 2 land lots and houses in the game, Falkreath is what's left. Since there's an achievement associated with this, I'm really hoping Bethesda will make a patch for this soon.

Go to the last save where you are still a thane there.
Did you talk to the stewart? I got a Courier messaged to speak with the stewart of the Jarl about the land.

Sorry to say, but the only way I've found to fix this issue was to side with the Stormcloaks and get the Jarl and Steward replaced.

Just making sure.. that you did the mead fetch quest and the kill (target) quest. If you were previously Thane and no longer, then you are bugged. You can commit a crime and see if you have that dialogue option.

I would LOVE to see Beth make a fix but I somehow doubt it. This bug apparently has been around for awhile and they neglected it even when they know you need the Jarl's favor to purchase the plot.

Unfortunately, because of the many glitches I have had, I had to delete all of my old saves. I am still a Thane in Falkwreath, the Jarl is just mad at me for killing Helvard, I guess. Or it has something to do with me being on the side of the Imperials. Either way, it shouldn've have messed up my gameplay. There should have been an option to win back the favor of the Jarls if something like this happened, but I guess not. My only other option is to start an entirely new game and start all over again, whicih I find pointless for an extra 20Gs in achievements. A patch just makes more sense.

Yes, I thought of maybe committing a crime to see if I get a different result. I even tried pickpocketing the old BlackBriar Mead off of the Jarl to maybe retrigger that old quest to win back his favor. I have tried some different things, so far nothing has worked. But I think your exactly right, if I want this achievement I will probably have to just start a new game and become on the side of the Stormcloaks. I think that's dumb, but oh well. I sincerely hope this isn't some ploy on Bethesda's part to get us to play their game "a little bit longer". ~sigh~

Did you try talking to the steward? Because you buy the land from her, not the Jarl.

Yes, I have. Nenya who is the Steward also gives me no option to buy the land. She will give me bounties quests, but alas doing those hasn't done the trick either.

It's bugged for me too, I tried all kinds of things like using vampires seduction, calm, and emperor's voice at the same time and no result hopefully It'll get patched soon until then I won't even re-download Hearthfire.

It's extremely frustrating, just don't know how they could release a DLC like this without fully testing it's consequences. I was lucky that I haven't started the civil war quests and that saved me. There was no way I was going to start another character, at least not yet. Honestly I have yet to complete the MQ on any of the toons I've played and I wanted to do it with this one.

I have only started the civil war quests and only first entered the Dark brotherhood and I am not getting the option either. i have completed all Falkreath quests as well as extra bounty quests and there should be no reason for them to be even be mad at me at this point in the game. Other than the talos necklace glitch and turning into a vampire making my system crash (Dawnguard previous charactar) this is the first major glitch I have encountered with my Skyrim.

It is definitely worth completing that and then seeing what happens in Falkreath right afterward.

i had a level 10 character from 1/7/2012
not sure why i did not continue with her
but since i could not get falkreath on one character i tried with her.. she had done blood on the ice quest and had walked to riften i suppose to get that house
did not talk yet to the jarl in whiterun
so did not yet start the main quest
soooo...
i got a letter as soon as i loaded that save from 1/7 from the jarl in falkreath at level 10

walked to falkreath finding locations, getting funds etc
walked into the lodge i got one quest from the jarl
to kill a bandit
killed the bandit..when i went back to the jarl the jarl offered me the land on the spot
never did the mead quest, never was asked
was made thane as i also had done the three little quests
see below

ps i also did 3 small quests in falkreath
i picked plants for that couple that lost their daughter, firewood for the lady in the mill by the lake
and did the burial quest [guys ashes] funny thing about that.. they were in the inn. got the quest for the ashes and gave it to the guy sittting next to him

thats all i did in falkreath
i do not have dawnstar downloaded

I've also had the bug for Falkreath, I've done everything except join the civil war, even started over a new character and did everything all over again just to see if that would do the trick. I didn't really want to join the civil war with this particular character, but I guess I'll have no choice.

I have also been unable to build the house in Morthal, though I did the vampire quest and all the smaller quests, and still no dialogue showed up. I haven't gotten around to trying Dawnstar yet. So far, that means 2 of 3 aren't working for me.

BETHESDA FYI, you really should make sure your DLCs work better before releasing them, and if bugs like this show up after the fact, then you should work on making a patch. It's not fair for us to have to pay for a DLC to have it be pretty much useless.

You asked both the steward and the Jarl in Morthal? If it is the original Jarl, you talk to the steward, but I think if they changed after the civil it was the Jarl you had to speak to.

Nothing changed about becoming Thane in any of the holds, the exact same bugs that were there all the time are still there, so none of this is anything to do with Hearthfire, and usually there is nothing wrong anyway. People not doing the right things or speaking to the wrong people is not a bug. if the player has not worked out how to do it after all this time, it is about time they did work out how to do it. Even if it means doing some unrelated quest they already have that has nothing to do with any of this, because of a bug that has been in the game since it was released.

Finishing the Amulet of Arkay radiant quest did indeed let me buy the house. I had to do a couple quests (including his radiant one) and was able to purchase the land so thanks for the help for others having these issues give it a try and see if you have any of those quests open.

Pretty sure you get no dialogue to fetch the drink while you have any of the other fetch quests in your journal. I remember it took a long time for my first character to become Thane of Falkreath, and at the time when the sod eventually decided to give Braggen something to do, it was a complete mystery why he had changed his mind. Braggen had the fetch the mammoth tusk quest from Ysolda in his journal since the first day I played. I had been clearing out the quests in the journal as something to do. Even so I would never have associated it with not being able to become Thane of Falkreath, I just figured Bethesda was trying to annoy the life out of me as they had with some of the other thane problems. What strange obscure thing had I not done!

Update: I finally got Hearthfire to work for me. The issue was that the download wasn't complete, though my Xbox said it was. I had to redownload Hearthfire (which is free, since I already paid for it), and when the download was complete, I played the game right away. It prompted me for an update for the game, I allowed it, and then it restarted the Xbox. It went straight to the game, loaded my add ons in the start screen, and everything is working fine now. :)
