I remember hearing before release that there were 3 endings but now I am seeing reviews that claim 2.

So which is it? And how is the split between endings done is it purely by chaos rating or do other things play into it?

high chaos gives a dark ending and low a good ending
do not know about a third ending

I`ve heard that the two (or maybe three?) endings are also kind of variable. They will turn out different based on what major characters you let live and who you killed
