As part of Sony's troubleshooting for the PlayStation 3, I was directed to restore the console to factory defaults. Knowing that this would wipe everything, I made back ups for my Skyrim save files on a flash drive. After booting up the console again, I re-installed all the DLC (Hearthfire, Dawnguard, Dragonborn) and re-installed and downloaded all updates and patches for Skyrim, again. Then loaded up my save file...

Everything seemed fine except for one HUGE problem. WHOLE areas are now transparent and 'missing', including one right outside the doorstep for my Lakeview Manor from Hearthfire. Walking over this area will result in falling past all graphics into water. I am not certain how far these bugged areas extend however it was brought to my attention that my room mate's save file was also suffering the same glitch/bug and now he is unable to complete a Main Quest line for Dawnguard due to the fact that the area/cave that he has to travel to is INSIDE this glitched area and now completely inaccessible.

I tried to resolve the issue by going into the Game Utility Data and deleting the files 'Skyrim' and 'Skyrim Update', re-downloading all DLC, patches, and updates, only to have the issue STILL present.

Is there anything that can be done? The save files themselves are not corrupted and worked fine, save for some lag buildup. We have also NOT saved since before the wipe and reinstallation.

Try a brand new character?

I haven't tried a new character to see if the glitches are present. I'll probably try it just to see. As for starting over completely, naw. If this can't be fixed, I'm done. It's like Warcraft once you're level 85 or Oblivion after over 300 hours... I just can't start from scratch again after all that time and energy.
