Skyrim CTD around Riften : V

I have hit a particularly nasty issue. It seems that when I enter a sizable area around Riften, I immediately crash to desktop. From what I can tell, this extends from Shor's Stone to Nightingale Hall from north to south. The west most I can get is basically Goldenglow Estate. I can not fast travel, walk, or take a wagon to any point within this area without the game crashing. I have tried the LAA, 4GB, removal of all mods, a clean reinstall, and the CTD still exists. I even tested the save files on my laptop without any mods and the result is still the same. So I created a new character using console, fast traval to Riften, ran around the area and there was no CTD. I am a bit worried that there is something wrong with my saves as I have been to Riften many times previously and it has suddenly stopped working.

How many hours are on the save? I ask because I am all of the sudden crashing in Whiterun if I try to leave Jorrvaskr. I checked around a little and it seems others are having the same problem in or around Whiterun and Riften, and it seems to be tied to play time and/or save files. I didn't have a repeatable crash until this and I have 155 hours of gameplay. I would get the occasional crash, but nothing repeatable until this. It seems the longer you play the greater chance for a gamebreaker like this.

This is a 58 hours game play save, I can load my old saves with 30-40+ game play hours and the CTD is still there around Riften.

You know, now that I think about it, though I haven't ran around outside Riften, I remember once swimming from the Glasgow Estate to the North gate and it crashed as I approached the gate.

I am on the questline from Thieves Guild, and I can't even do this quest "Trinity Restored", since I can't get to the quest location southwest of Riften without a instant CTD. And btw, when I exit from the Southwest Gate of Riften I will get an instant CTD, where as other gates of Riften without any CTD.

I've had this happen to me, too, on the way walking to Riften. The thing about the area around that city; it's very heavy on trees and particles. I get considerable lag around that area, so I'd attribute it to the effects overpowering the computer's capabilities or something, at least for my case.

Constant ctd around Riften. All saves even after fast travel. I can roam randomly in any direction near city and guaranteed ctd within 5 to 10 mins. Zero lag or graphical problems.

I did try to turn my graphic setting to the lowest, and I still get the CTD.

Also gettting insta CTDs when trying to leave Jorrvaskr. Started to notice it around 140 hours gameplay. Doesn't matter what I do, can't leave Jorrvaskr without CTD. Can leave enter/leave anywhere else in game without issue, athough Thieves Den did CTD once, but hasn't since. Something else that I've noticed, is that around the same time I started seeing this CTD issue, quests were disappearing from my log, including the Main quest! I had quite a few Misc quests qued, only to have 2 listed during the time I noticed these CTDs. May not be related, but losing quests svcks.

Are you using Skyrim4GB? Totally saved the game for me.
