Dungeons walls not rendering, corrupt saves

I am having a reoccuring problem that I can not seem to lock down and I am hoping someone here might be able to shed some light on. Frequently whenever I enter a dungeon, some of the walls will not render or certain objects like cairns for guy to pop out of wont pop in. I can save, quit, and load back in and the missing areas will be there (most of the time). However I will then have a problem where the next area I enter does not load anything at all and my character is just stuck free falling. In the last case I can quit, reload again but then the game will crash within a few seconds. This is noticably happening right now on the quest where I have to go and retrieve the Horn of Jorgun Windcaller. The zone that contains the horn (including the word wall, traps, etc) is buggy. Things seems to get really bad after I grab the note and try to leave.

To fix this I have tried:

-full uninstall and fresh install (making sure to not install any mods to test out the above dungeon)
-checked all drivers to make sure they are up to date
-disabled all background running apps like EVGA Precision
-checked my HD for errors and defraged
-finally, I have tried various .ini tweaks and NVIDIA card settings after to try and nail a culprit down

I am using the current patch and will post my dxdiag below with a spoiler tag. I also will take a couple of screenshots of what I am referring to. These issues have made the game unplayable for me and despite my best efforts I seem to not be able to correct them. The funny thing is I have completed the game and just came back to dust it off and play again. I believe I remember the phantom walls before but nothing game breaking. Any help and advice would be most welcome as I love the game and wawnt to dive back into it. Thank you for your time in reading this and I hope someone might have an idea of the issue.

It's been quite a while since I've had an nvidia card, but usually when such issues came up (such as flashing textures, missing textures etc.) all I had to do was lower the pre-render amount from 3 to 2.

Ty for the fast reply. I have a save just outside the dungeon I screenshotted to test fixes on freshly loading in. I tried the above and no joy unfortunately, thanks for trying though. It is at least something else to toy around with.

Edit: I think I found it. Even though I thought I had a clean install I found a few loose mods present. After playing around I think I nailed it down to a mod called "Bromjunaar Extended". Turning that mod off seems to so far, knock on wood, have solved the problem.

I am having a reoccuring problem that I can not seem to lock down and I am hoping someone here might be able to shed some light on. Frequently whenever I enter a dungeon, some of the walls will not render or certain objects like cairns for guy to pop out of wont pop in. I can save, quit, and load back in and the missing areas will be there (most of the time). However I will then have a problem where the next area I enter does not load anything at all and my character is just stuck free falling. In the last case I can quit, reload again but then the game will crash within a few seconds. This is noticably happening right now on the quest where I have to go and retrieve the Horn of Jorgun Windcaller. The zone that contains the horn (including the word wall, traps, etc) is buggy. Things seems to get really bad after I grab the note and try to leave.

To fix this I have tried:

-full uninstall and fresh install (making sure to not install any mods to test out the above dungeon)
-checked all drivers to make sure they are up to date
-disabled all background running apps like EVGA Precision
-checked my HD for errors and defraged
-finally, I have tried various .ini tweaks and NVIDIA card settings after to try and nail a culprit down

I am using the current patch and will post my dxdiag below with a spoiler tag. I also will take a couple of screenshots of what I am referring to. These issues have made the game unplayable for me and despite my best efforts I seem to not be able to correct them. The funny thing is I have completed the game and just came back to dust it off and play again. I believe I remember the phantom walls before but nothing game breaking. Any help and advice would be most welcome as I love the game and wawnt to dive back into it. Thank you for your time in reading this and I hope someone might have an idea of the issue.

I have this exact same problem. I've tried disabling mods, starting a new game, checking file validity through steam, and still this problem pops up now and then. No idea what is causing it.
