Advance far enough on either side of the Civil war quest line (Stormcloaks can access it far sooner than Imperials can).

It costs 12000 gold to purchase the house, and almost as much again to furnish it.

He will actually take as low as 8000 gold for it. If you have any amount between 8-12k, he will accept it as if you paid the full amount.

How do I get the house EXACTLY? I just took over Whiterun and all the stuff before that.. how far do I have to go and WHO do I have to talk to? Doesn't seem like Ulfric has a Housecarl?

I'm on the "Liberation of Skyrim" quest now.. finally saved enough gold. WANT MY HOUSE! lol...

It cost 21k (with all the decoration upgrades) but, if you have done the "blood on the ice" quest and are going to buy the house, be sure to purchase the "clean up house" or what its called. I missed that and now the house is all glitchy (I dont wanna spoil too much in case you/others havent done the quest yet).

But, this house is better than the one in Solitude, its cheaper and lots of more places to display your "trophies" (weapons, armor etc.)

There, you can read all about the http://elderscrolls.wikia.com/wiki/Hjerim and its glitches. Again there might be SPOILERS for some of you, so think twice if you do mind spoilers.

If there's one thing I learned about games from Bethesda is that: Checking http://elderscrolls.wikia.com/wiki/The_Elder_Scrolls_Wiki is a wise choice since they tell you all about the glitches and bugs that might affect the gameplay to the degree that its unfinishable.

Crafting and enchanting = massive gold i just hit 100k and my current found is over 200k. this will help you buy any house you want. the only problem is that that's about as far as money goes in this game. they need to be able to have retrain so we can spend money to unlearn perks and use them on something else.
