Where are some cool places that could be used as a home but not like hotels, peferably with a workbench/reloding bench

Depends, how far into the game are you?
I just used doc mitchells house as my safe house. The work bench & reloading bench is near the fast travel to part of it.

The shack at Lucky Jim's Mine has a bed, workbench, and lots of storage.

The Lucky 38, if you don't mind loading screens and a dull surrounding. Really, I don't get why you can't buy themes for the suite if you can buy so many other pointless accessories (one of which, including a workbench, but no reloading) like dressers? Really, the only reason I like living in it is because it's more roomy than the Novac hotel room.

If you play on the PC, there are quite a few player homes on the Nexus you can download and add to your game.
