New house that spouses can move into: how?

One thing I have been having trouble figuring out is how to make a new house, a la Breezehome/Hjerim/etc., that counts as owned by the player so that one's spouse will move in. I've made a house with the door and bed set to the proper ownership factions (i.e., I've basically copied the settings for owned objects from Breezehome), but the cell name doesn't appear in the "I want to move somewhere else" dialogue list.

I'm sure there's something deep in the dialogue trees or someplace that I'm missing. Googling and checking the wiki have yielded me no clues, though. Anybody have success with this? Does the house have to have a housecarl or something? Is it even possible, or are we talking about something hard-coded?

I'm starting to look at this as well. I have found this script (RelationshipMarriageSpouseHouseScript.psc) which seems to be central to it but I've not had the time to investigate further.

been looking in to this too, as no house mod will really be finished until you can invite people over, but i'm not having any luck either. there have been a lot of unanswered posts about it though, so maybe nobody has figured it out yet. in time i'm sure a helpful soul will put up a faq.
