Also, the issues with Steam have been covered, so there is no need to reiterate. This is about installing the physical disk version of the game without the internet, which is necessary in my situation.
I just wanted to update you guys. I contacted Bethesda, and some other companies, and they all confirmed my worst fears-- that it is indeed required, and that there is not anything that can be done about it atm, and there is not any immediate plans to change the system. I'll have to either download it illegally (which I am not considering) or wait until they take off the Steam DRM requirement in order to play. But, atm, since I do not agree with the activation system, I cannot play and I had to refund the game. Newegg was very understanding, and promptly issued an RMA with free return shipping, because the requirement was not (at the time) listed on their site. They thanked me for letting them know, and said they would be sure to add that so as to avoid any issues with future customers.

I have emailed Bethesda regarding whole issue, and I'll update with their response once I receive one (probably the next day or two).
So, unfortunately, at least for now, I will not be able to play the game. If there are any changes or news, I'll update again. Thanks to all here, even though we weren't able to find a solution.
When they remove the Steam online activation requirement, I'll buy the game again. And I'm looking forward to it.
